General Tips I would recommend when purchasing your home
- Try to establish a savings pattern and before you know it you could have enough monies saved for a deposit. You are also recording “Savings Statements”, which will be one of the documents you will require when applying for a mortgage.
- Arrange finance – shop around for the best terms and conditions that are on offer to you, and seek mortgage approval.
- Do your research and forward planning - decide where you would like to live and keep in mind location, as this is very important for resale purposes should the decision to sell arises in the future.
- Find a Solicitor – this is so important to get right first time round. Talk to family, friends and co-workers, listen to people’s experiences with their solicitors, one can never beat inside knowledge and first hand experiences.
- Contact and finalise your finance – this is vital before you can proceed with any purchase.
- Be patient with your solicitor when buying your house – normal could take 3 months approx to finalise all the paper work.
- Pick up the keys and start celebrating – and congratulations!

General Tips I would recommend when selling your home

Create a buying atmosphere – first impressions last. Turn on all lights prior to showing, have a pot of coffee made, nothing like a lovely smell of fresh coffee brewing, and where possible light the fire – gives buyers the homely feel! And finally have fresh flowers in the hallway, as this is appealing and will add ambience of your home.

When the doors open – is the air fresh, the porch and foyer clean and tidy, and check if door bell/knocker works.

Give impression of cleanliness and lots of space – Clean halls and stairways, clear clutter, remove clothes for radiators, closets neat and tidy, de-clutter and store un-needed furniture, kitchen counter and stove clean, followed with bathrooms clean and fresh. Ensure beds are made, if possible with clean bed linen.

Good maintenance and kerb appeal – Repairs are vital, clean windows, touch up painting, litter picked up, lawns cut and hedges/shrubs trimmed and eves are in clean and in good condition.

Pets - Clean up, doggie odour is a turn off and cat litter in the rooms doesn’t sell a house.
